  • Inspections are typically scheduled with a 2 hour arrival timeframe. Upon arrival the inspection will take approximately 15-45 minutes. The appraiser will take exterior measurements and photos, as well as interior photos of every room.

  • The appraiser measures from the exterior to ANSI standards, which is to the nearest inch or tenth of an inch. This is the standard for most lending requirements. To ensure conformity and accuracy we measure every appraisal to this level of quality and standard.

    Appraisals for lending purposes are required to be measured via ANSI standards with rare exceptions. Property measurements are a critical part of each appraisal to ensure accuracy.   • The cost of an appraisal varies based on location, complexity, residential or commercial utility, site size, requested turn around time, and the scope of work. The best way to determine how much to budget for your appraisal is to submit the property address and a description of your appraisal needs using our contact form.

    We offer $75 off appraisals for veterans, military members, and their respective estates.

  • If you have recently received an appraisal of which you disagree with the final opinion of value you still have options.

    Utilize our professional consulting services to evaluate the appraisal and determine if a full appraisal review is warranted. We can offer industry specific insight to clarify your questions, or we may concur that there were gaps in the appraisal. We can help you prepare a unbiased reconsideration of value with the right verbiage and structure for your lender.

You must be or have authorization from the client who placed the order for the appraisal in order for us to discuss it.

  • These types of inquires are market specific and require full analysis. There is no set percentage or adjustment list for these sort of items because the answer depends on your individual market and your home's property characteristics.

    In many cases money spent does not equal value added. If you are considering a large financial improvement to your home and want reliable decision-making data, order an appraisal to provide current market value and market value after potential remodeling or repairs.

  • PMI removal requires an 80% loan-to-value ratio and 5 years of home ownership in most cases. Some lenders will allow a 75% loan-to-value ratio after 2 years. It is best to check with your lender to ensure you are able to provide a private appraisal for PMI removal as many lenders work with their own designated appraisers for internal loan processes.
